Restrictive Covenants

The District contracts with the Tanglewood Forest Neighborhood Association to enforce restrictive covenants, or deed restrictions.

Covenants are legally enforceable promises that you make when you purchase a home. These promises should be provided with your closing papers. They are available from your title company, Realtor or by calling the District's manager at 512-795-8461.

Covenant requirements may vary from section to section in the neighborhood, but in most sections, covenant provisions include:

  • restricting size and location of outbuildings;
  • banning parking of boats, trailers and other recreational vehicles in public view;
  • prohibiting commercial activities in residences.

Under Texas law, a District such as Tanglewood Forest Limited District can enforce those covenants to preserve the value of property in the neighborhood.

When a violation is observed, the property owner will be asked correct the situation and will be given several days to effect repairs. If the problem persists, the District's attorney may contact the property owner and advise that legal action may be necessary if the situation is not corrected.

The District may proceed to court to correct a problem, and the property owner may be required to pay the District’s legal expenses.
